◊ I work very close with my client’s to learn and understand the property that they are looking to purchase that will fit their needs and lifestyle.
◊My services as a certified e-Pro® Real Estate Professional will include MLS/RealTracs property searches based on criteria provided by you.
◊ I can research and suggest the best fit regarding your property needs no matter if it is a home, condominium, farm, estate, investment property, or land to build your dream house on.
◊ Once the selections have been narrowed down to a select group of choices, I will preview the home or property and take additional photographs if desired and forward to you in order to determine the best fit(s) based on your criteria, prior to traveling to the area.
◊ I can also send you a FREE Comprehensive Relocation Package including Newcomer’s Packet & Area Tour Information of your desired location(s).
◊ Once the screening process has been completed I can aid in setting up Nashville Area Accommodations as needed for your visit into the area, and schedule the property showings to best fit your schedule.
◊ Upon arriving, I will orientate you with the area(s) that you are interested in, including available Nashville Area Schools, Shopping, and any other points of interest that you may have.
◊ If you are already in process of moving into the area, I can also assist in setting up temporary housing (e.g. - home or apartment rentals), allowing time then to schedule the showings and find the right home of your choice.
Transaction - When the right home is found, I will on your behalf negotiate the best possible price and terms based on the current market analysis to ensure that you are getting a great investment. Once the offer has been accepted, I will follow through the remaining process with you with the ultimate goal of possession of your home and ensure a smooth transition into the community.
◊ I can recommend local Mortgage Lenders to work with in securing the financing that you need. You can work with them directly and choose the one that fits your needs, based on a select list of trusted lenders that I have established. You may also want to market other financial institutions of your own discretion.
◊ A pre-qualification letter is recommended. A seller will generally select the offer over someone that is not pre-qualified, thus making the contract process a lot timelier.
◊ My Services also includes working closely with Home Inspection, Surveying, Appraisal, and Title Companies professionals as necessary in order to ensure that everything goes smoothly and your property closes on schedule.
◊ Research and evaluate property tax, available surveys, and utility records for potential issues.
◊ As an e-Pro® Specialist you can be assured that I will keep you posted on all activity in a continual, timely, and professional manner.
Closing Activities – Ensure that all necessary documents are available to the closing agent(s) to enable a timely closure of your property.
◊ Assist in final Walk-Through with customer prior to closing.
◊ Coordinates closing schedule and activities with all parties.
◊ Attend the closing. Also serve as liaison if out of state or absentee closing is required.
Post Closing – Ensure that client’s needs are met regarding area information or services. This process is as important to me as the transaction process to ensure client’s expectations are exceeded.
◊ Community Information requested by you and your family, including everything from dry cleaning to great places to dine out.
◊ I will also assist in directing you to all municipal offices in regards to utility and support services.
◊ Assist with Introducing Children into the Local School System.
